Building and Seeding in the Upper Charles

Hydroseeding in Franklin keeps up with steady growth along I-495. The town counted 33,261 residents in 2020, and the figure cited for 2022 is 36,745, a rise of about 15 percent since 2015. New homes and new roads keep showing up, each one leaving bare soil that needs covering.

The Charles watershed

Much of Franklin lies within the Charles River watershed. Its main streams are Mine, Shepard's, Miller, Uncas, Dix and Miscoe brooks. Sediment that leaves a building site here starts its trip down the Charles toward Boston. On new construction we install silt fence and inlet protection before clearing and keep them in place until the lawn is established.

Natural Valley Storage

The U.S. Army Corps of Engineers' Natural Valley Storage Project has permanently protected much of the marshland along Mine Brook. Those marshes hold back floodwater instead of a dam. Lots that border them need extra care at the edge: no stockpiles on the wet side, a firm sediment barrier, and seeding the same week as grading.

Weather for seeding

Franklin's 1991 to 2020 normals show about 50.3 inches of precipitation and 47.7 inches of snow. October, December and March are the wettest months; February is the driest. We schedule most lawns for late August and September, before the October rains, so mulch and roots are in place when the storms arrive.

Higher, hillier ground

The town sits near 299 feet, and the far southwest corner drains to the Blackstone instead of the Charles. Lots on upland till are often stony and need surface stones raked out and topsoil added before spraying.

Open space

The DelCarte conservation area, Franklin State Forest and the Town Forest give the town a lot of protected land. We keep seed and mulch off it when lots border it.

Franklin Questions

Our lot backs onto the Mine Brook marsh. What precautions do you take?

No soil piles on the marsh side, a firm silt fence or sock along the edge, and seeding right after grading. Ask the town about any permit before we start.

Can you seed a new subdivision in phases?

Yes. We spray each lot or section as final grade is ready.

Why do you prefer September here?

October is one of the wettest months. Seeding in September gives the grass a few weeks of roots before heavy rain.

My builder left a lot of stone on the surface. Is that a problem?

Surface stones keep seed from reaching soil. We rake them out and add topsoil where the layer is thin.
