Starting a Lawn From Bare Dirt

New lawn hydroseeding in Boston is for yards that have nothing left to save: ground torn up by an addition, a septic or drainage job, a new house, or a lawn so thin and weedy that starting over beats patching. Once the soil is prepped, one tank of seed, hydromulch, starter fertilizer and tackifier goes on in a single pass. The result is a hydroseed lawn that comes up evenly across the whole yard, including slopes and corners a sod roll will not reach. It is the most common lawn installation we do, from small city yards to acre lots in the suburbs.

Is your yard a candidate?

Hydroseeding fits when the area is bare or will be stripped, when it is larger than a few hundred square feet, and when you can water it for about three weeks. It is a weaker fit for a tiny strip that has to look finished by Friday (sod wins there) or for a lawn that is mostly healthy with a few thin spots (overseeding is cheaper). If you are not sure, a site visit settles it.

Prep is most of the job

Grass seed is forgiving. Bad soil is not. In much of inner Boston the top layer is old fill, so we dig test holes, rake out brick, cinders and stone, and bring in screened topsoil where the layer is thin. In the suburbs the problem is usually the opposite: construction equipment has packed the ground, and the dense glacial till that sits under Paxton soils is right at the surface. We loosen it, add topsoil to a depth that roots can use, set a grade that pitches water away from the foundation, and rake the surface smooth so the mulch can lie flat.

Choosing the seed blend

Every Boston-area lawn is a cool-season lawn. We blend Kentucky bluegrass for its spreading habit and color, perennial ryegrass for quick cover, and tall or fine fescues for shade, drought and salt. A sunny open yard in Sudbury gets more bluegrass; a lot under old oaks in Milton gets more fine fescue; a yard near the water in Quincy or Hingham leans on tough fescues that handle wind and salt. You can tell us how you use the lawn (dogs, kids, a play area) and we will weight the mix for wear.

Hydroseeding cost and what moves it

The price of the seeding itself depends mostly on size, but a few things change it: how much topsoil is needed, whether the ground has to be graded, the slope, and the length of hose run needed from the truck. The table below shows published national ranges. Most of the variation on Boston jobs comes from prep, not from the seed.

Timing

Late August through September is the window we push for. Soil is still warm, nights are cooler, weeds are slowing down, and the grass has weeks to establish before the average first freeze around early November. Spring seeding after the ground dries out in April works, with more watering through June. If your timing falls in July or late October, we will explain the trade-offs before you book.

After we spray

The green color is the mulch dye; it fades as the grass comes through. Give it brief, gentle waterings several times daily so the mulch stays damp, stay off it, and expect the first sprouts in about one to two weeks. Mow the first time when the grass reaches about four inches, with a sharp blade set high. We leave a written plan and check back on how germination is going.

Sod vs hydroseed for a new lawn

We install both, so we have no reason to push one. Per square foot, sod runs several times the price of hydroseed, and it arrives grown on the sod farm's soil, often a heavier layer that does not always bond well with sandy fill or packed till underneath. It looks done on day one, which matters if you are selling the house next month. Hydroseed takes about six weeks to look like a lawn, but the roots grow straight into your own topsoil from the start, and you can choose a blend for your shade or salt exposure. On larger yards, slopes and odd shapes, hydroseed is almost always the better value. On a small front strip where timing is everything, sod can earn its price.

Hydro seeding versus dry seed

Spreading dry seed by hand is cheaper, and on a small flat patch it works. The trouble is protection. Bare seed dries out between waterings, birds eat it, and one of the heavy rains Boston gets in spring and fall can push it into the low corner of the yard. The hydromulch layer in a hydroseed lawn holds moisture against the seed, hides it from birds and, with tackifier, keeps it stuck to the surface. That is why germination tends to be faster and more even, and why we recommend hydroseed for anything bigger than a patch.

Small city lots and tight access

Many Boston yards have no driveway to the back. That is fine for hydroseeding. The truck parks on the street and we run the hose through a gate, a side passage or an alley, so there is no machine on your lawn and no wheelbarrows of seed going back and forth. Grading and topsoil on those lots may be done by hand or with a small machine, which we price into the estimate.

New Lawn Hydroseeding Questions

What does a hydroseed lawn cost on an average Boston lot?

HomeGuide's figures are $1,000 to $1,750 at 5,000 square feet and $1,900 to $2,800 at a quarter acre. Topsoil and grading are separate and often the bigger part of a Boston job. We quote both once we have measured the yard.

Will seeded grass hold up as well as sod over the years?

Often better. Seed roots grow straight into your soil instead of into a layer grown somewhere else, and you can choose a blend for your conditions. Sod only wins on how fast it looks finished.

Can I walk on the lawn after you spray?

Stay off it except to move hoses for about three to four weeks. Footprints in damp mulch leave bare spots.

What if part of the lawn does not come in?

Thin spots usually trace back to uneven watering, washouts or heavy shade. Call us; we look at the cause and touch up the area as needed.

Do I need irrigation?

No, but you need a dependable way to reach the whole area with water several times a day at first. Hoses and timers on sprinklers work fine for most yards.
