When the Lawn Is Worth Saving

Lawn repair and overseeding in Boston is for lawns that are thin, patchy or damaged but not gone. Overseeding adds new grass into an existing lawn so it fills in, and spot repair fixes bare areas left by a dog run, a removed tree, a utility trench or a winter of plowed snow. When a lawn is more weeds than grass, or the soil is the problem, lawn renovation strips it back and starts fresh, often with hydroseeding. We look at the yard and tell you which one makes sense.

Why lawns thin out here

Many Greater Boston lawns are old, shaded by mature trees, and growing on soil that was never great. Inner-city yards often sit on fill. Suburban yards often have compacted subsoil from when the house was built, with dense glacial till under the thin topsoil. Add salt from sidewalks and roads, about 49 inches of snow piled on lawn edges in an average season, and summer heat on cool-season grass, and most lawns lose density over time. Overseeding with newer, tougher grass varieties replaces what dies out.

Overseeding

Seed only works if it reaches soil. We mow low, rake out thatch, and often core aerate first so seed falls into the holes and the compacted soil loosens up. Then we seed with a blend matched to the lawn: fine fescues under trees, bluegrass and ryegrass in the sun, salt-tolerant fescues along walks and driveways. On some lawns we spray a light hydroseed mix over the area, which adds mulch to hold moisture around the seed.

Patch and strip repairs

Bare strips from trench work, plow damage along the driveway or a dead patch from a dog get the soil fixed first. We remove gravel, salt-damaged soil or debris, add topsoil, level it with the lawn around it, and seed or hydroseed. Matching the blend to the existing lawn keeps the repair from showing up as a different color.

Full lawn renovation

When weeds have taken over, the grade is wrong, or the soil is too thin, patching is a waste of money. Renovation means killing or stripping the old lawn, fixing the soil and grade, and seeding new. It costs more than overseeding, less than sod, and gives you a lawn built on soil that can support it.

Timing

Late August through September is the best time for overseeding around Boston. Cool-season grass grows fast in warm soil with cool nights, competition from crabgrass is fading, and the new grass has time to root before the average first freeze in early November. Spring overseeding works but needs steady watering and runs into weeds.

Damage after construction or utility work

Gas, water and sewer work, fence installation and small additions all leave a strip of bare, compacted ground mixed with gravel. Seeding right on top rarely works. We loosen the soil, take out stone, bring the strip up to the level of the lawn with topsoil, and seed it with a blend close to what is already growing, so the repair fades into the lawn rather than standing out as a stripe.

Salt damage along walks and drives

In a Boston winter, plow piles and de-icing salt land on the first few feet of lawn along sidewalks and driveways. In spring those edges are often brown and bare. We rake out sand and grit, flush or replace the salty top layer where it is bad, and reseed with salt-tolerant fescues that handle it better than bluegrass. Using less salt or a different de-icer near the lawn helps the repair hold.

Keeping a repaired lawn thick

After overseeding, mow high, water deeply but not too often once the new grass is established, and feed lightly in fall. Most lawns around here benefit from overseeding every few years, especially in shade, because the grass there thins out naturally over time.

Signs it is time for renovation

A few signs tell us overseeding will not be enough: more weeds and crabgrass than grass across most of the yard, standing water or soggy areas after every rain, soil so hard a screwdriver will not push in, or a lawn that has been overseeded more than once and keeps failing. In those cases the soil or grade is the real problem. Renovation fixes it once, and hydroseeding the renovated ground gives an even, new stand of grass.

Lawn renovation with hydroseed

When we renovate, we remove or kill the old turf, loosen the soil, add topsoil and correct the grade, then hydroseed. The mulch layer protects the new seed through the first few weeks, which matters on a large area that would be hard to keep evenly damp with dry seed. It is the same process as a new lawn installation, done on an existing yard.

Lawn Repair & Overseeding Questions

Should I overseed or start over?

If at least half the lawn is decent grass and the soil is reasonable, overseed. If it is mostly weeds, very thin soil or the wrong grade, renovation is usually the better spend.

Which time of year suits overseeding near Boston?

Late August through September. Spring works with more watering and more weed pressure.

Can you repair the strip the plow tore up?

Yes. We remove gravel and salty soil, add topsoil, level it and seed it once the weather allows.

Why does grass not grow under my trees?

Shade and root competition. Fine fescue blends handle it better, and limbing up trees to let in light helps a lot.
